Davdah, it wasn't my water heater in the end LOL It was my son's fault! He had a stick or something down a pipe going down the septic system in back yard. It was blocking the sewage! So water was coming up from that drain under my water heater in garage, and flooded not only garage but also came through walls into house. So at least it didn't cost me, but have damage and nearly throttled my son LOL Thankfully I noticed the sewage pipe outside being blocked. Yep - DC is a trip, Davdah. I'm not sure who burnt who in that deal. He is definitely disgruntled and has it in for Filipina women. And, yikes, he lives near me - lol!!!!
